房屋租赁合同英文TenancyAgreement一、出租人:(“甲方”)Landlord:(hereinafterreferredtoasPartyA)二、承租人:(“乙方”)Tenant:(hereinafterreferredtoasPartyB)三、租赁范围及用途Tenancy:3.1甲方同意将其所有的位于_____浦建路207弄6号602__的房屋在良好及可租赁的状态下租给乙方为居住使用。PartyAherebyagreestoleaseitspropertylocatedat_No.602,Building6,207Nong,PujianRd.ingoodandtenantableconditiontopartyBforresidentialuse.3.2乙方应将出租房屋用作住宅用房。居住期间如果有违反中华人民共和国法律法规的行为(例如:吸毒,嫖娼,赌博等)甲方有权终止租赁合同并报有关部门。TheleasedpropertyshallbeusedbypartyBforresidentialpurpose.PartyAhastherighttoterminatetheleaseandreporttoauthority,ifPartyBviolatethelawofChinawhenliveintheapt.(Drugabuse,Prostitution,Gambling,etc)四、租赁期Termoftenancy:4.1租赁期为__12_月,自2016年2月____日起至2016_年_8_月____日止。起租日为2016年2月日。乙方不得提前终止合约,否则保证金将被没收。Thetenancyshallbeforatermof12months,commencingon______________andexpiringon__________________.4.2租赁期满,如乙方不再根据此条款续约,甲方有权收回全部出租房屋,乙方应如期交换出租房屋予甲方。乙方如要求续租,须在本合同期满三个月前向甲方提出书面申请,再由双方另行续租事宜。Onexpiryofthetenancy,ifpartyBhasnotexerciseditsoptiontorenewthisagreementinaccordancewiththisclause,partyAhastherighttorepossesstheentireleasedproperty,andpartyBshalldelivertheleasedpropertytothepartyAprovidedalwaysthatpartyBshallhavetheoptiontorenewthisagreementupongivingpriorwrittennovicetopartyaofitsintentiontodosothatleastthree(3)monthsbeforetheexpirationofthisagreement.五、租金Rent5.1双方谈定的租金为每月___3000___人民币,租金包括除水、电、液化气、电话费以外的一切管理费。Therentfortheleasedpropertyasagreedtobybothpartiesis3000rmb_permonth,whichrentincludesallmanagementfee,butthefeeofinvoiceandutilities.(water,electricity,gas,cleaning,WIFI)5.2乙方一次支付甲方叁个月的租金,如乙方拖欠租金五(5)天任未支付,需按日加付其月租金的3%的滞纳金,如超过十(10)天未付则视为乙方自动退租,构成违约。甲方有权收回全部租房屋及其设施(包括甲方提供的家具和家电)并要求乙方付清拖欠租金及其他公用事业费。同时甲方有权没收壹个月保证金并终止合同。PartyBwillpay3monthsrentfeeevery3months,Iftherentunpaidfor5daysaftertheday,whichitshouldbepaid,partyBshouldbeliabletopayalatepenaltyfeeequalto3%oftherentperday.Iftherenthasnotbeenpaidformorethan10daysaftertheduedate,partyBwillbedeemedtohaveautomaticallyterminatedthetenancyresultinginabreachofthisagreement.PartyAwillthenbeentitledtotaketheleasedpropertyandforfeitthedepositandterminatethetenancyagreementimmediately.六、保证金Securitydeposit:6.1为确保出租房屋及其设施之安全并完好及租赁期内相关费用之如期结算,乙方同意于签订合同2天内支付给甲方壹个月租金的租赁押金计_3000_人民币作为乙方确保合同履行之保证金。乙方搬入后五天内付叁个月租金计_9000人民币。Toensuretheprotectionandgoodconditionoftheleasedpropertyandtherelatedfacilitiesaswellasthepromptpaymentandsettlementofallrelatedchargesduringthetermoftenancy,partyBagreestopay3000RMBtopartyAwith2dayswhentheexecutionofthisagreementasecurityforpartyb’sobligationshereunder.whenpartyBmovein,partyBpaythreemonth’srentalintheamountof_9000RMB__with5days.6.2甲方同意乙方续租外,乙方已在本合同的租期满后的当日返还该房屋,甲方在检查房屋无误后,退还乙方押金。Exceptotherwiseprovidedinthisagreement,whenthiscontractended,afterpartyAcheckedtheapartment,ifthereisnothingbroken,partyAshallreturntopartyBtheentiredeposit.七、甲方的责任PartyA’sobligations:7.1甲方须按时将出租房屋及其家私家具用品与其设施以良好状态交付乙方使用。Partyashalldeliveronscheduletopartybvacantpossessionoftheleasedpropertyincludingthefurniture,furnishingandappliancesandtherelatedfacilitiesforpartyb’suse(furniture,furnishingandappliancestobedetailedinappend.)7.2租赁期内甲方不得收回出租房屋(除非本合同另有规定),甲方保证乙方可不受干扰的享用该物业。PartyAshouldnotrepossesstheleasedpropertyduringthetermofpartyadisturbofinterferewithpartyb’squietenjoymentoftheleasedproperty.7.3在乙方遵守本合同的条款及支付租金的前提下,乙方有权于租赁期内拒绝甲方或其他人骚扰而安静享用出租房屋。IfpartyBpaystherentandperformsandobservespartyB‘stermsandconditionsinaccordingwiththisagreement,partyBshallbeentitledtoholdandenjoytheleasedpropertythroughoutthetermofthistenancywithoutanyinterruptionbypartyAoranyotherperson.7.4租赁期内出租房屋的结构,进出物业的排水、上下管道、电路等处于良好使用状态。Partyaagreestorepairandmaintainthestructure,drains,pipesandcables,etc.leadingintoorfromtheleasedpropertyatalltimesingoodandtenablerepairduringthetermofthistenancy.八、乙方的责任PartyB’sobligations:8.1乙方应按合同的规定,按时支付租金,保证金及其他各项应付费用。Partybshouldpromptlypayallrent,securitydepositandotherchargespayablebyitinaccordancewiththetermsofthisagreement.8.2乙方应爱护使用出租房屋,如因乙方的过失或过错致使房屋设施及屋内用具和饰品受到损坏(正常损耗除外),乙方应负赔偿责任。Partybshalltreattheleasedpropertywithcare.ifasaresultofpartyb’snegligenceormisconduct,theleasedpropertyandtherelatedfacilitiesandaccessoriessufferanydamage(fairwearandtearexcepted),partyBshallberesponsibleforcompensatingpartyaforsuchdamages.8.3乙方应按本合同的约定合法使用出租房屋,不得擅自改变使用性质,不应存放中华人民共和国法律下所禁止的危险物品,如因此发生损害,乙方应承担全部责任。PartyBshouldusetheleasedpropertylegallyasagreedinthisagreement.PartyBshouldnotstoreanydangerousitemswhichareprohibitedbythelawsinthepeople’srepublicofchinaintheleasedpropertyandshallbefullyresponsibleforanydamagesoflossesasresultthereof.8.4未经甲方事先书面同意,乙方不得将出租房屋转租或租给其他的第三者。Withoutpartya’spriorwrittenconsent,partyBmaynotassignthetenancyorsublettheleasedpropertytoathirdparty.九、违约处理BreachofAgreement:乙方有下列行为之一的,甲方有权终止本合同,收回出租房屋,并且保证金不予返还;PartyAshallhavetherighttoterminatethisagreement,repossesstheleasedpropertyandforfeitthesecuritydepositifpartyBcommitsoneofthefollowing:a.未得甲方书面书面同意,将出租房屋擅自转租;Subletstheleasedpropertywithoutpartya’sagreement;b.未得甲方同意将出租房擅自拆改结构或改变用途的:Altersthestructureoftheleasedpropertyorusestheleasedpropertyotherthanforthepurposestartedhereinwithoutpartya’sc
