养老地产运营模式影响因素研究重庆大学硕士学位论文(学术学位)学生姓名:赵杰舟指导教师:马智利教授专业:管理科学与工程学位:管理学重庆大学建设管理与房地产学院二O一四年六月ResearchontheinfluencingfactorsofoperationmodeinrealestateofpensionserviceAThesisSubmittedtoChongqingUniversityinPartialFulfillmentoftheRequirementfortheAcademicdegreeByZhaoJieZhouSupervisedbyProf.MaZhiliSpecialty:M.SCollegeofConstructionManagement&RealEstateofChongqingUniversity,ChongqingChinaJune,2014中文摘要I摘要我国经过了三十年改革开放的迅速发展,经济实力已经跃居世界第二,人民生活水平也不断提高,居民需求不断得以满足。然而,随着人口老龄化趋势在我国的加剧,老年人的养老需求出现了新的情况和挑战,如何在经济不断发展的同时满足不断变化的养老需求成为亟待解决的问题。实践中,国外的养老产业发展较早,通过分析国外的养老产业发展,结合自身实际发现,养老地产的出现可以解决大量养老需求,而不同的养老地产案例在我国的实践较少。因此,分析不同养老地产运营模式,并试图构建养老地产运营模式理论中的影响因素成为本文着力解决的问题。本文通过五个部分的研究内容对上述问题进行分析:第一,绪论部分分析我国养老产业发展的现状,充分阐释养老地产在我国发展的必要性,提出本文的研究意义、研究方法和研究框架;第二,养老地产运营模式的理论分析,通过对养老概念、养老地产概念的深入分析,研究养老地产的核心内涵,并结合对运营模式的理论研究,界定养老地产运营模式的理论概念及要素;第三,国外养老产业的研究及经验借鉴,分别对美、英、日、德四国的养老产业的发展情况进行分析,并从中总结经验;第四,养老地产运营模式下的各个案例研究,分别选取四种不同的运营案例进行研究,通过研究它们的开发思路、规划设计、销售模式、市场反响等得到不同案例的结论;第五,养老地产运营模式的影响因素分析,根据案例分析结论和运营模式要素选取影响因子,用影响因子对不同养老地产运营模式进行评估,最后根据评估结果进行影响因素整合。通过研究得到结论:对不同养老地产运营模式的影响因素进行评估及整合,得到养老地产运营模式的影响因素表,并且分别对8个影响因素的内涵和措施进行具体阐述。关键词:养老地产,运营模式,养老产业,影响因素重庆大学硕士学位论文II英文摘要IIIABSTRACTTherapiddevelopmentofourcountryafterthirtyyearsofReformandOpening-up,theeconomicstrengthofourcountryhasrankedsecondintheworld,people'sstandardoflivingisalsorising,whichcontinuetomeettheneedsoftheresidents.However,thetrendoftheagingofpopulationisexacerbatedinChina,newsituationandchallengesoftheneedsoftheelderlyhasbeinghappened,sohowtosatisfythepensiondemandwiththecontinuouseconomicdevelopmentbecomesanurgentproblemtobesolved.Foreignpensionindustrydevelopmentearlierinpractice,throughtheanalysisofforeignpensionindustrydevelopmentcombinedwithourownactual,realestateofpensionservicecansolvealotofold-agepensiondemand,andthecasesofdifferentrealestateofpensionserviceinourcountryareless.Therefore,theanalysisofoperationmodeofdifferentrealestateofpensionservice,andtriestoestablishtheinfluencingfactorsofrealestateofpensionservice,whichareproblemsthatneedtosolveinthisarticle.Thisarticleanalysestheseproblemsthroughfiveparts:first,fullexplanationofthenecessityofrealestatedevelopmentinChina,analysisofthecurrentsituationofthedevelopmentofChina'spensionindustry,putforwardthesignificanceofthisresearch,researchmethodsandresearchframework;second,analysisofthetheoryofrealestateofpensionserviceandoperationmode,throughdeeplyanalysisontheconceptofpensionandrealestateofpensionservice,whichresearchthecoreconnotationofrealestateofpensionservice,combinedwiththetheoreticalresearchonoperationmode,thatthetheoreticalconceptsandfactorsofoperationmodeofrealestateofpensionservice;third,researchandexperienceofforeignpensionindustry,analysisofthedevelopmentsituationofpensionindustrytoAmerica,Britain,Japan,Germany,andsummarizetheexperiencefromvariouscasesstudies;fourth,casestudyofrealestateofpensionserviceoperationmodeinChina,andselectsfourdifferentoperationcasetostudy,thatgetsdifferentconclusionthroughcasestudyoftheirdevelopment,planninganddesign,salesmode,marketingresponse;fifth,analysisofinfluencingfactorsofoperationmodeofrealestateofpensionservice,andtoselectinfluencingfactorsaccordingtotheconclusionofcasestudyandtheoryofoperationmode,thattoevaluatedifferentoperationmodeofrealestateofpensionservicebyinfluencingfactors,intheendtointegratetheinfluencingfactorsaccordingtotheassessmentresults。重庆大学硕士学位论文IVItcometoconclusionthroughtheresearch:assessmentandintegrationofdifferentimpactfactorsofoperationmodeinrealestateofpensionservice,whichgettableoftheinfluencingfactorsofoperationmodeinrealestateofpensionservice,andrespectivelyanalyzesofthe8factors`contentandmeasures.Keywords:realestateofpensionservice,operationmode,pensionindustry,influencingfactors目录V目录中文摘要..........................................................................................................................................I英文摘要.......................................................................................................................................III目录........................................................................................................................................V1绪论.........................................................................................................................................11.1研究背景...................................................................................................................................11.1.1人口老龄化........................................................................................................................11.1.2养老服务发展情况............................................................................................................21.2研究目的及意义.......................................................................................................................31.3研究方法...................................................................................................................................41.4研究框架.....................................................................
