建筑企划书写字楼设计任务书DesignSpecificationforOfficeBuilding一,项目地块基本特征概述basicblockfeaturesfortheproject1,项目位置概况:写字楼位于香山国际游艇俱乐部项目北侧,西临环岛路,北靠近香山,东面紧邻五星级酒店,南面为俱乐部水上活动中心、别墅区和大面积水域,场地呈不规则型。1,location:OfficeissituatedatthenorthofXiangshanInternationalYachtClub,westtoHuandaoRoad,northclosetoXiangshan,eastclosetofive-starhotel,withtheWaterActivitiesCenteroftheClub,villasandthevastwaterareainthesouth,takingonanirregularshape.2,项目环境与交通条件:该项目位于厦门国际会展中心北侧,与奥网中心(在建)、国际会议中心隔路相望,三面临海,有丰富的自然景观资源和建筑景观。交通地处会展中心北段环岛路段,路况很好,目前尚无公交系统配套。2,environmentandtrafficcondition:TheprojectislocatedtothenorthofXiamenInternationalConferenceandExhibitionCenter,facingtheOlympicTennisCenter(underconstruction)andtheInternationalConferenceCenteracrosstheroad,adjacenttotheseaonitsthreesideswithrichnaturalandarchitecturallandscaperesources.LocatedatthenorthernpartofislandoftheExhibitionCenter,thetrafficconditionisperfectwithoutpublictransportationsystemsupportingatpresent.3,写字楼建筑总用地面积21236平方米,正负0以上(以环岛路为标准),写字楼建筑面积53000平方米(不含地下室部分)。建筑物的退线关系具体详附件。3,Officebuildingcovers21,236m2,abovepositiveandnegative“zero”(basedonHuandaoRoad).Thebuildingareaoftheofficebuildingis53,000m2(excludingbasement).Wire-backardrelationofbuildingisdescribedindetailintheattachment.二,设计内容Designcontents1,单体建筑设计方案;2,景观设计方案。1.SchemeforIndividualConstruction2.SchemeforLandscapeDesign三、设计总体要求theoveralldesignrequirements1、符合甲级写字楼标准,设计高度为155米;裙房一、二层层高应大于9.0米,标准层高度考虑做到7.0-8.0米。1,AccordwithclassAstandardforofficebuildingwithdesignheightof155m;thefirstandthesecondflooroftheannexshouldbehigherthan9.0m,andthestandardfloorcanbeashighas7.0-8.0m.2、满足厦门市规划局《2005G05(香山国际游艇码头)地块规划设计条件》(见附件)。2.Complywith“BlockLayoutConditions2005G05(XiangshanInternationalYachtWharf)”(seetheattachment).3、强调“地标”“四化”与“一发展”3,StressonlandmarkFourModernizationsandonedevelopment地标----办公楼设计不仅在造型设计上,同时在功能服务配套设计都是以国际地标、超一流的标准来考虑设计;Landmark—Thedesignforofficebuildingisconsideredontheinternationallandmarkandsuper-classstandardnotonlyinsculptbutalsoinfunctionalsupportingservices;个性化---在室内空间设置、服务配套等方面强调个性特色;生态化---要营造办公空间中阳光、空气和绿色环境,引入共享绿化平台,强调节能;人性化---充分考虑客户办公形态,商务形态和生活形态智能化---高度的网络化、自动化。可持续发展---办公空间的发展,具有延展性,随公司的发展办公系统空间的变化可以灵活变化。Individuation---stressonpersonalityinindoorspacesettingandsupportingservices;Ecology--creategreenenvironmentinofficespacewithsunlightandair,introducingsharinggreenplatformandemphasizingenergyconservation;Humanity---fullytakeintoaccountofofficeforms,businessformsandlifeformsofcustomersIntellectualization–highnetworksandautomation.Sustainabledevelopment--thedevelopmentofofficespacehasductibilitythatcanbechangedflexiblywiththecompany'sdevelopment.4、建筑布局合理,与环境有机协调,与周边道路衔接顺畅,适应地方气候,造型富有创意,空间丰富、立意新颖,成为新世纪“地标”性建筑之一;厦门环岛路上的一颗明珠。4,Architecturallayoutisreasonable,incoordinationwiththeenvironment,smoothlylinkingtothesurroundingroads,adapttothelocalclimatewithinnovativeshape,richspaceandnovelideaasoneoflandmarksinthenewcentury,becomingapearlonHuandaoRoadinXIAMEN;5、交通设计便捷顺畅,解决好人流与车流集散与分流,处理好办公、后勤等的人车流关系和动静关系;6、营造优美协调的外部环境。建筑形态应服从城市设计的整体要求,要兼顾五个面的美观,特别要处理好建筑与海的景观效果,创造舒适宜人的外部环境;7、充分考虑可持续发展的需要,使之能随未来社会的发展,不断作出适应性的调整;8、满足国家相关法律法规;9、满足业主的设计规划要求,同时应遵循经济效益和建设成本的合理配比;5,Convenientandsmoothtrafficdesignsolvethegatheringanddistributaryofpeopleandvehicles.Managewelltherelationsofhumanandvehiclesinofficeandlogistics,andthedynamicandstatic;6,Createabeautifulcoordinatedexternalenvironment.Architecturalformsshouldbesubjecttotheoverallurbandesignrequirements,consideringbeautyonfiveaspects,especiallyproperlyhandlethelandscapeeffectsofarchitectureandtheseatocreateacomfortableandpleasantexternalenvironment.7.Fullyconsidertheneedforsustainabledevelopmenttocopewithfuturedevelopmentandmakeadaptiveadjustments;8.meettherelevantstatelawsandregulations;9,meettheowners’requirementsofthedesignandplanning,followingthereasonableratioofeconomicbenefitsandbuildingcost;四、设计原则DesignPrinciples1、基本设计原则Basicdesignprinciples(1)与五星级酒店、滨海商业中心及其他功能区合理衔接;(2)规划设计应和建筑成本结合考虑做到合理配比;(1)Connectreasonablywithfive-starhotels,Binhaicommercialcentersandotherfunctionalareas;(2)Layoutdesignshouldbeconsideredwithconstructioncosttoachieveareasonableratio;(3)将容积率做满,同时考虑设计空间在二次装修后的充分使用;(4)要确保“滨海”、“特色”、“高档”的产品定;(3)FARistobemaximizedwiththefulluseofthedesignspaceafterthesecondaryfitment;(4)Theorientationsof“coastal”,“characteristic”and“topgrade”aretobeguaranteed.(5)充分合理利用地块空间,特别是地块正负0以下的建筑空间,使其商业价值和商业空间利用率最大化,同时需考虑地下部分的景观,充分利用场地的滨海环境,做到将景观绿化、空间绿化和滨海建筑特色相结合;(6)合理的组织景观流线与景观视线通廊;(7)单体设计要注重建筑的天际轮廓线的节奏和韵律设计;(8)交通组织保证人车分流,不同功能的人车流组织和动静的关系要处理好;(5)Theblockspaceistobefullyandrationallyutilized,especiallyfortheconstructionspacebelowpositiveandnegative“zero”,sothatitscommercialvalueandcommercialspaceutilizationratiocanbemaximized.Atthesametime,theundergroundlandscapeshouldalsobeconsideredforefficientusethecoastalenvironment.Acombinationofsightvirescence,spatialgreeningandcostalconstructionistobeachieved;(6)Reasonablyorganizelandscapeflowandlandscapevisualcorridor;(7)Individualdesignshouldfocusonrhythmandmeterofhorizoncontourline;(8)Thetrafficorganizationassuresdistributaryofhumanandvehiclethat
