LEASE AGREEMENT

LEASEAGREEMENTThisagreementofleaseismadeonthis_____dayofDecember______byandBETWEEN:Mrs.GhazalaWaheedw/oAbdulWaheed,Adult,R/oHouseNo.___,DHA,LahoreCantt,(hereinaftertoastheLESSORoftheONEPART).AndMr.___,R/oChina,refereedtoastheLESSEEoftheOTHERPART.(Expression“LESSOR”and“LESSEE”whereverthecontextsopermitshallalwaysmeanandincludetheirrespectiveheirs,successorslegalrepresentativeandassignees).WHEREAStheLESSORisthelawfulownerandinlawfulpossessionofHouseNo,___,DHA,LahoreCantt,consistingof4Bedroomswithbath,D/D,TV;Lounge,Kitchen,Store,Servant,Quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledthedemisedpremises).AndwhereastheLESSORhasagreedtheleaseandtheLESSEEhasagreedtotakeonleasethedemisedpremisesonthetermsandconditionasgivenbelow:1.ThisagreementinonlyvalidifLESSEEisrenewedandextendedfortheleaseperiod.2.TheLESSORletsLESSEEtakestheDEMISSEDPREMISESforaperiodof12monthsCommencingfrom15thJanuary2004.TheLeaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod3.TherentoftheDEMISEDPREMISESshallbeUSD3,300/-(USdollarsThreeThousandandThreehundredOnly)permonth4.TheLESSORherebyacknowledgesreceiptofthesumofUSD.19,800/-(USdollarsNineteenThousandandeightHundredOnly)permonth.5.ItisherebyagreedbetweenthepartiesthattheLESSEEshallpaytheaforesaidmonthlyrentUSD.3,300/-(USdollarsThreeThousandandThreehundredOnly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thJuly2004.6.ThattheLESSORherebyacknowledgesreceiptofthesumofRs.60,000/-(RupeesSixtyThousandOnly)fromtheLESSEEasfixededpositsecuritywhichshallberefundedtotheLESSEEongivingbackthevacantpossessionoftheDEMISEDPREMISESafterdeductionofdamages/shortagesoutstandingbillsforElectricity,Water,GasandTelephonechargesetc,againstthedemisedpremises.Thelesseeherbyconvenantswithlessorasfollowing:1.TopaytotheLESSORtherentherebyreservedinthemannerbeforementioned.2.ThattheLESSEEshallnotatanytimeduringtheterms,withouttheconsentinwritingoftheLESSOR,pulldown,damagesormakeanystructurealterationstothedemisedpremesesprovidedalways,theLESSEEshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersinthedemisedpremeses,todetachandrepossessthesamesubjecttotherestorationofthedemisedpremesestotheiroriginalstateathiscost(reasonablewearandtearexcepted)ontheexpiryofthisleaseoranyrenewalhereof.3.TousethedemisespremisesforresidentialpurposeandwouldnotbeusedforacommercialpurposethedemisespremisewouldnotbeusedoccupiedbyMr.___andfamily.4.Nottosubletthewholeoranypartofthepremises.5.TopayregularlythebillsforElectricity,Gas,WaterandTelephonechargesinrespectofthedemisedpremises.AcopyofallthepaidutilitybillbeforwardedtotheLESSOReverythreemonthregularly.Incaseofdisconnectionofanyfacilityduetonon-payment,LESSEEwillberesponsibletogetthemrestoredandpaythesame.Allduesmustbeclearedbeforetheexpiryofthelease.6.Thelesseeshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.Thelessorherebyconvenantswiththelesseeasfollowing:1.Topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebytheMunicipality,Governmentoranyotherauthorityinrespectofdemisedpremises.2.Nottoerectorsetupabuildingorstructureonthedemisespremisesnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentofthelessee.Itisherebydeclearandmuturallyagreedbetweenthelessorandlesseeansfollwing:1.TheLESSEEandtheLESSORshallhavetherightandoptiontoterminatethisLeaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveone(1)monthnoticeinadvancetoeitheroftheparties.2.Themeterreadingofvariousutilitiesareasgivenbelow:Utilitymeternumbertoday’sreadinga)elecricity__________________b)gas_________________________c)telephone___________________d)water_______________________3.ThattheLESSEEhasalsoagreedwiththeLESSORforamandatoryincreaseinrentby10%perannum,therentwouldbeenhancedtoRs.36,300/-(RupeesThirtySixThousandandThreeHundredOnly),shouldtheLESSORandIESSEEmutuallytorenewtheLease.Itcanbenegotiatedbetweentheparties.Whereofthepartiesheretohaveexecutedthesepresentsontheanddayabovewritten.LESSSOR:______________________Mrs.GhazalawaheedNICNO._______________________LESSEE________________________Mr.__________________________Chinesepassportno.__________
