SuzhouTaihuGolfHotel苏州太湖高尔夫酒店PolicyNumber序号：ENG-002EffectiveDate生效:Policy&Procedure政策和程序SupersedesNo.废止号:PreparedBy制定:JAMJIN工程值班经理岗位职责ApprovedBy审核:Distributeto发放:AllDept.Heads&HotelExecutiveUPolicy&Procedure政策和程序POLICYSTATEMENT政策声明：苏州太高尔酒店工程部所有人员均制定了岗位职责Objective目的：明确该职位人员的责任与义务PROCEDURES程序：JobSummary/岗位概述Isresponsiblefortheintegrityofthehotelphysicalfacilitiesincludingproperoperation,repair,maintenance&installationofM&Eplant,fire&lifesafety,physicalsecurityofthebuilding,FF&E.保证饭店设施的完好，包括运做情况，机电系统的维修和安装情况，防火和人身安全情况，建筑安全情况及固定资产等。Duties&Responsibilities/职责义务1.Toresponsiblefortheimplementationofpolices&proceduresasfollows:执行下列政策和标准程序：-preventivemaintenanceprogram预防维护程序-fire&lifesafetyprogram防火和人身安全程序-workrequestprogram申请维修程序-energyconservationprogram节约能源计划-safetytagprogram安装危险警示标志-watertreatmentprogram水处理程序-trainingprogramforassociatesdirectlyunderhissupervision对下属员工进行培训-partsandmaterialscontrol零件和材料控制-physicalsecurityprogram总体安全程序2．Toensurethecorrect,efficientandtimelyoperationandmaintenanceofallM&Eservices.Toprovidetechnicalsupportandtoleadandsuperviseinfaultdiagnosisandtroubleshooting.保证日常运行的准确，高效和准时，并维护机电设备。提供技术支援领导员工进行故障原因分析并进行抢修。3．Tomakedaily,weeklyandmonthlyworkassignmentasregardstorepairsandpreventivemaintenanceandtofollowthroughuntilworkiscompletedinasatisfactorymanner按照维修工作的需求制订每天，每周和每月工作分配计划。落实维修情况直到达标。4．Constantlydeterminesopportunityforimprovingproductivityandqualityfromassociatesintermofutilization,methodsandperformance根据每位员工的不同情况合理分派工作，努力提高生产力，不断完善工作方法和程序。5．Constantlyevaluatethesystems,plantsoperationformodificationandimprovement经常评估系统和设备运行状况，以便及时调整和改进。6．Todeveloppreventivemaintenancescheduleplanandrequirementbasedonlaboravailability,businesscycle,seasonalconsiderations,coderequirement,etc。根据人手情况，营业情况，季节情况和法规要求安排预防维护计划和需求。7．Toestablishprioritiesofpreventivemaintenancebasedonfactorssuchasimportanceofequipment/systemtobusinessoroperation,repairorreplacementcost,safetyfactor,recentrepairhistory,etcSuzhouTaihuGolfHotel苏州太湖高尔夫酒店PolicyNumber序号：ENG-002EffectiveDate生效:Policy&Procedure政策和程序SupersedesNo.废止号:PreparedBy制定:JAMJIN工程值班经理岗位职责ApprovedBy审核:Distributeto发放:AllDept.Heads&HotelExecutiveU根据现实情况优先安排某些预防维护计划，例如对于饭店运做比较重要的设备。维修和需更换花费较多的设备，具有安全隐患的设备和根据最近频繁故障停机抢修记录需要优先安排维护的设备等。8．Toupdatepreventivemaintenancetasks,frequencies,labor&materialestimates,specialconditions,etc..根据实际情况对预防性维修保养任务表进行调整，包括对工作频率、人力和材料投入的估计和可能发生的特殊情况的预测等等。9．Todeterminematerialsavailabilityforpreventivemaintenancewithsufficientlead-timeforacquisition.要保证在进行预防性维修保养时所需材料和时间的充足，预先提出零部件采购申请。10．Toassistincoordinatingandexecutionofspecialprojectsandcontractualwork协助和执行特殊项目和承包计划。11．Toperformemergencydutiesasperoutlineinthehotelemergencyprocedure.在紧急情况下执行饭店紧急情况处理程序。12．Tostoreinstoremanagementandinventorycontrol.Toinvolveinparts,materialssourcingandqualitychecking。协助仓库管理员管理仓库和控制存货。包括了解零件和材料来源以及检查其质量。13．Toensurethatallestablishedrules,regulations,p&parestrictlyadheredto。必须严格执行已经建立的规定，制度，政策和标准程序等。14．ToperformallotherdutiesasmaybeassignedbytheChiefengineer完成总工程师安排的其它工作。15．Tomaintainprofessionalandcooperativerelationshipswithotheroperatingdepartmentandallassociateswithinengineeringdepartment。与其它运做部门和本部门员工保持专业和合作的关系。16．AbidebytheSuzhouTaihuGlofHotelCodeofConduct遵守苏州太湖高尔夫酒店商业行为规范17．AbidebytheSuzhouTaihuGlofHotelAssociatesHandbook遵守苏州太湖高尔夫酒店员工手则18．AbidebySuzhouTaihuGlofHotelpoliciesandprocedures遵守苏州太湖高尔夫酒店政策及执行程序JobKnowledge/Skill/专业知识技能1．GoodallroundtechnicalknowledgeandskillsforM&Esystems具有全面的技术知识和维修机电系统的技能。2．Holderofelectricaloperatinglicence,preferably10KVhightension必须持有电工证，最好有10KV高压电工证。Education/教育:Diplomainmechanicalorelectricalengineeringorequivalent有机械或电力专业证书或相关学历Experience/经验:Min.5yearsexperienceinhotelengineeringoperationinsimilarcapacity,preferablywithinternationalhotelchain至少5年酒店相关运做经验，最好具有国际连锁饭店工作经验。AdditionalSkillrequired/其它技能要求:AbilitytocommunicateinbothoralandwrittenEnglish.具有英文听说和书写能力。
